Agrihoods: Northern Colorado’s Newest Development

Colorado is known for healthy living and Agrihoods are the newest health trend to hit the Centennial state.

Agrihoods can be defined as Agricultural Neighborhoods that offer environmentally friendly housing with sustainable living. The blend of farms or community gardens with residential developments is at an incline, especially in Northern Colorado. While prices of homes are increasing, these communities can offer single family, duplex, townhomes, and apartment living ranging from $250,000-500,000. With over 29 million Americans living in food desserts, Agrihoods can offer community organization, crime prevention, cultural opportunities, educational opportunities, food production, health benefits, and more green space to urban life and agriculture.

 

According to Amia, the Millennial generation is larger than both the Baby Boomers and Gen Xers making up about ¼ of the US population. The Boston Consulting Group states that they wield about $1.3 TRILLION in annual buying power aka THE MOST SPENDING POWER OF ANY GENERATION. What does this have to do with Agrihoods you ask? Let us tell you. If you’re in the marketing biz, you’ve probably had it rammed into your brain that you should be marketing to Millennials. This is the generation with great concern for the environment, product/brand perception, and health concerns. The growing interest in fresh, local foods alone are helping these communities turn into this generation’s golf course. Agrihoods can open a variety of doors; farmers markets, concept restaurants, craft brewing, food trucks, and even how grocery stores are shaking up their appearances and presentations.

 

While I could continue to speak about the advantages of Agrihoods, there are also disadvantages. How these communities are operated simply depends on the community itself. Increased HOA dues are a concern. While some of these Agrihoods will have higher HOA dues, others offer volunteer hours to lessen the fees, and others are simply free. Water is another concern. There may be charges for annual fees, or perhaps usage can be split between everyone in the community.

 

As a resident, how are you guaranteed that ALL measures are being taken to conserve water? How would you prevent your produce from going missing? Farming in and of itself, is a lot of work.  We are all aware of the plight of the American farmer. Does the average joe have what it takes to properly run a working farm? Could this hurt local farmers, or increase their revenue through appreciation?

 

Agrihoods not only provide a local food source but nourishes and cultivates the community as well.

 

Northern Colorado Agrihoods include Bucking Horse development in Fort Collins. It is currently one of the top 12 “Up and Coming Agrihoods” in the nation. It will offer trails, community gardens, and a working farm among single and mulit-family homes. They also hope to partner with restaurants located in Jessup Farms. Fort Collins is also home to Happy Heart Farms. They offer single and multi-family housing with 3.5 acres for CSA farming.

Wednesday, April 11th, 2018, we had a great turn out for the Reggie River Event!  RE/MAX Infinity, Universal Lending, and First American Title are grateful to Reggie Rivers for sharing his insights on what playing as a team member means, and how we can apply these principles in our own industry.

Colorado homeowners state communication is the number one factor for great customer service. Customer service is made up of many parts; focusing on exceeding expectations, anticipation of needs, and problem solving. Buyers typically view Realtors, Lenders, and Title as a single unit. The best way to build an effective real estate team is to consistently partner with the best in the industry. Knowing who you can trust and who are your team members, helps to ensure smooth transactions, and formalizes trust between all parties.

Characteristics of building a strong team include; clearly defined roles, known/shared common goals, trust, character, competency, loyalty, and having each other’s backs. Each role influences everyone on the team. Setting our teammates up for success ensures that closings happen on time and are done correctly. Using all our strengths, (as Realtors, Lenders, Title), allows us to step up when needed. Thus, maintaining strong communication and timely delivery guarantees happy clients, as well as their referrals!

We would also like to thank Shari Pfiefer, Scott Shoemaker, Kim Martin, and Jen Sanders from Universal Lending, as well as Debby Myers from First American Title.

Prior to Reggie’s presentation, Shari gave us a quick run-down about USDA loan changes that include the availability to use CHFA. USDA and CHFA loans can be partnered without any closing costs and $1,000 down! However, there are still some pros and cons to both types of loans used separately or together.

Debby also spoke about the increase in wire fraud and the actions taken to protect our clients. Broker’s E&O’s are not covering at 100%. Thus, Debby recommended that we are well-informed about these provisions to educate our clients on Closing Protection Coverage. Keep in mind, during this crazy market, CPLs (Closing Protection Letters) can help you beat out the competition.

Weld County Population Growth Increases

As many people are aware, the growth in Weld County has been substantial within the last two years. With the oil industry increasing in Colorado, especially Weld County, we are seeing an increase in people. Oil workers tend to live where the work is, or at least nearby. Places like Texas, Utah, North Dakota and Wyoming have lost population due to a slow-down in the oil industry in those specific areas. Meanwhile, the demand for oil work in Colorado continues to increase. According to the Greeley Tribune, Brian Lewandowski, Economist at University of Colorado Leeds School of Business reported “about 90% of oil production in Colorado is in Weld County.” The Greeley Tribune reported that “in 2017, oil prices were up about 20 percent.”

Colorado’s population has drastically been on the rise over the last few years. According to the U.S. Census Bureau reported in the Greeley Tribune, the “Weld County population increased 3.5% from July 1, 2015 – July 1, 2016.” While job opportunity in the oil field has increased, this cannot be proven to be the exact reason why people are relocating.

Colorado is also a hub to many companies such as RE/MAX (Corporate Headquarters based in Denver), Google, United Airlines, Frontier Airlines, University of Colorado Hospital, Children’s Hospital, Denver Health and more. Job opportunities have brought many people to Colorado, as well as the housing market and cost of living.

While the job market in Colorado expands, minimum wage will be increasing throughout a four-year period. Minimum wage increased in Colorado from $8.31 an hour to $9.30 on January 1, 2017. It will continue to increase until it reaches $12 and hour in 2020.

The Colorado housing market has been more affordable than other sought out places such as New York and Los Angeles. With many people relocating to Colorado, this has caused an increase in homes prices and home values. People are relocating and bringing their business to Northern Colorado. Weld and Larimer Counties have been in a close race of who will hit 500,000 first. It is predicted that Weld County will get there first with housing prices being less than Larimer County.

According to KUNC, Lewandowski said “Northern Colorado is a popular area nationally with tourism, construction and manufacturing.” The area is sweeping the state and parts of the country with increases in employment and jobs. The difficult part about jobs increasing is the pay. Larimer and Weld county wages are about at $55,000, roughly $7,000-$8,000 below the state average. This is because most of the jobs being added are food service and hospitality, which pay less than other jobs (KUNC).

While Colorado remains one of the top 10 growth states, a few problems still remain. There are more jobs here than workers who are qualified for them; not enough infrastructure; lack of housing inventory; and lower wages (Greeley Tribune).

“Director of research and analysis for the Colorado Branch of CBRE, Matt Vance, stated that the area will see fewer multifamily houses being built, and more single-family homes” (Greeley Tribune).
